Job Purpose and Summary
This position is responsible for supervising the building maintenance, landscaping and custodial needs of the assigned regional office of the Pennsylvania Turnpike Commission (PTC). Work is generally performed with independence and reviewed by a supervisor or designee for direction and end results.
Essential Functions & Responsibilities
Supervises, plans and organizes the work of building maintenance repair, groundskeeping and custodial staff and contractors including performance management, delegation of work assignments and review of work product.
Oversees the upkeep, repair and daily operations of all building systems (electrical, heating, air conditioning, etc.). Initiates and coordinates appropriate requisitions when necessary. Makes recommendations for the maintenance of the regional office’s building systems.
Oversees the contracted service vendors for the building; such as, elevator services, window cleaning, pest control, etc. Ensures all vendors work in compliance with the authorized contract.
Supervises maintenance/repair of all Heating Ventilation and Air Conditioning (HVAC) systems.
Maintains various records dealing with items such as attendance, leave, work schedules, etc.
Maintains the inventory of custodial supplies and building maintenance supplies.
Plans and coordinates maintenance projects to ensure compliance with service recommendations in Building Operating Manuals.
Attends meetings when necessary.
Remains on call 24 hours, 7 days a week, to respond to incidents.
Coordinates snow removal activities to ensure the assigned building remains open at all times.
Uses situational awareness to anticipate and prevent accidents.
Performs related duties as assigned.
Qualifications
Six (6) years of progressive experience in building and equipment maintenance/repair;
OR
Two (2) years of experience in building and equipment maintenance/repair AND a bachelor’s degree in facilities management, engineering, business administration, or a related field.
Equivalent combination of education and/or experience may be accepted.
Possession of a valid driver’s license. Must obtain and maintain a valid Pennsylvania driver’s license within six (6) months of employment.

Physical Demands and Work Environment
Position demands include frequent speaking, writing and reading reports/blue prints. Position requires frequent work at a computer utilizing business programs and PTC specific operating systems. Position may require long periods of standing and sufficient physical strength to life and move heavy objects. Position requires frequent travel and/or fieldwork with exposure to roadway traffic. Occasionally works outside of normal business hours for assigned work assignments.
Office environment with low levels of noise, adequate lighting and comfortable temperature. Field environment may include exposure to moderately adverse and undesirable conditions. Physical environment is generally safe, but safety equipment or precautions must be followed in field conditions.
