Salary:$65,000 - $70,000 per year
Schedule: Full-time; Monday - Friday; 9am - 6pm

Compliance Specialist I Purpose:
The Compliance Specialist I- MFTE and Local Programs trains and provides guidance and oversite to on-site teams on local affordable program policies and procedures. The Compliance Specialist I has the overall responsibility of reviewing MFTE and ARCH files adhering to the Office of Housing and Thrive Compliance Standards, which includes reviewing files submitted by on-site team members, providing guidance on any corrections needed, and ensuring completed files are archived for future Office of Housing audits. In this role, the Compliance Specialist will work in collaboration with on-site Occupancy Specialists and other team members.
Compliance Specialist I Job Responsibilities:
- Supports various properties that utilize the MFTE or ARCH program with processing and submitting for review all files assigned.
- Train and support on-site Occupancy Specialists and Leasing Consultants as needed.
- Review first year files for completeness and arrange for proper electronic storage
- Report potential non-compliance issues to Community Manager, Regional Manager or Compliance Manager.
- Assist, as needed with the completion of the Tenant Selection Plan (TSP), Affirmative Fair Housing Marketing Plan (AFHMP) and Language Assistance Plan (LAP) for the property as well as any other documents as required
- Support communities with audits and annual reporting.
- Ensure our third-party compliance software is being used properly at the property.
- Arrive with necessary tools to complete assigned tasks at destination such as use of/access to computers, forms, templates, on-line training, webinars, etc.
- Assist with projects and/or other duties as assigned.
Desired Skills & Experience
- Proven experience in meeting affordable program requirements, specifically Seattle MFTE & other local affordable programs.
- 1 - 2 years of on-site property management experience in leasing and/or certification processing.
- Experience in Yardi/CRM preferred.

- Able to interpret and understand tenant file information and complex documents like regulatory agreements and program regulations.

- Proficient in Microsoft Office applications, including Excel, Word and Outlook.
- Demonstrates strong judgement and critical thinking skills.
- Communicate clearly both verbally and in writing in English, including the ability to provide technical assistance on reporting complex compliance issues in a simple, straightforward manner to residents.
- Takes instructions and feedback from supervisors and is able to follow direction, learn and grow with a positive attitude.

Physical Requirements
- Works at the Thrive Home Office in an open office environment along with working at other properties in Thrive's Seattle portfolio.
- May require a driver's license and insurance and willing to travel in the Greater Seattle Area as necessary.
- Stand and walk or sit alternatively depending on specific needs of the day. Estimated 70% of time is spent sitting at a desk and 30% standing/walking
- Constant need (66% to 100% of time) to perform the following physical activities:
- Writing/Typing – Laptop/Keyboard, notes
- Grasping/Turning – Telephone, doorknob use
- Finger dexterity – Typing, operation of office equipment
- Lifting/Carrying (paperwork, deliveries, files, miscellaneous):
- 20 – 25 lbs (Occasional need, 1% to 33% of the time)
- Less than 20 lbs (Frequent need, 33% to 66% of the time)
- Under 10 lbs (Constant Need, 66% to 100% of the time)
