Position Title: Maintenance II/Buildings

Employee Status: Full-time Monday-Thursday 12pm-10pm (on call every sixth weekend)

Reporting Relationships
Reports to: Supervision is received from the Manager of Building and Grounds
Supervision Exercised: Supervision may be exercised over student workers.
Job Summary
Under the supervision of the assigned supervisor: perform skilled, semi-skilled, or unskilled maintenance work and other related work as requested.
Essential Duties and Responsibilities include the following. Related duties may be assigned.
1. Perform various manual labor tasks including loading, unloading, lifting, and moving materials.
2. Identify needed repairs in the various college buildings and perform such repairs as replace lights/ballasts, minor plumbing, door closures, hardware and minor electrical work like wall switches, outlets etc.
3. Assist in the maintenance of lawn areas, flower beds and tree trimming.
4. Maintain painted walls as required.
5. Required to assist with snow removal which can be early morning starts, extended hours, weekend and Holiday duty.
6. Required to report to work in a timely manner (within 60 minutes) when called to assist in snow removal.
7. Have knowledge of commonly used concepts and follow, policies, procedures, and safety measures.
8. Responsible for event set up and tear down, working closely with Manager, Administration/Event Coordinator.
9. Minor custodial duties including: special cleanups, carpet & floor care, furniture & glass cleaning
10. Required to carry a cell phone for on-call weekends for emergencies based on rotation list.
11. Regular attendance is expected.
12. Using tact and courtesy, the ability to establish and maintain effective relationships with persons contacted in the course of work.

While performing the duties of this job, the employee is regularly required to use hands and fingers to handle, feel, or operate objects, tools or controls, and reach with hands and arms. The employee is frequently required to stand, talk and hear.

1. Able to read handwritten or typed documents, instructions, the display screen of various equipment and machines, and blue prints and schematics.
2. Able to conduct verbal conversation.
3. Able to hear normal range verbal conversation (approximately 60 decibels).
4. Able to sit, stand, stoop, kneel, bend, and walk.
5. Able to climb slopes, stairs steps ladders.
6. Able to push and/or pull a variety of tools, equipment and objects weighing up to 40 pounds. Able to lift up to 40 pounds frequently, and 60 pounds occasionally.
7. Able to sustain strenuous manual labor for 10 hours, with 3 breaks.
8. Able to exhibit full range of motion for shoulder external rotation an internal rotation. Able to exhibit full range of motion for shoulder abduction and adduction. 10. Able to work at various elevated heights in ladders, scaffolding, rigging and roofs in a safe and effective manner. Able to work in restricted spaces in a safe and effective manner.
11. Able to work with a variety of chemical agents in a safe and effective manner without allergic reaction.
12. Able to demonstrate manual dexterity necessary to perform fine maintenance procedures and operate both manual and power hand tools in a safe and effective manner.
13. Able to operate a variety of powered industrial vehicle equipment, and tools associated with building repair, maintenance, preventative maintenance and construction in a safe and effective manner.
14. Able to operate a variety of maintenance motor vehicles in a safe and effective manner.

Minimum Qualifications
High school graduate or equivalent. Hold and maintain a valid Motor Vehicle Operator’s License, proper insurance, and a driving record satisfactory to the college required. Pass a required physical examination and background check required. At least two years’ experience in general maintenance work desired. General knowledge of one or more of the building trades or apprenticeship in one or more of the building trades desired. Ability to follow written and oral instructions desired.

The College’s top administration, building directors, and maintenance staff have a responsibility to monitor the physical plant for defects, problems and activities utilizing the facilities that may expose the college to a liability situation. The following list represents the type of items that should be monitored:
1. any defects or deficiencies in machines, tools, and equipment;
2. the existence of any pot holes in the parking lots or in the asphalt walkways;
3. any problems with stairs, carpets, and tiles;
4. any ice or debris on walk areas;
5. any unsafe or broken chairs or furniture;
6. any damage to safety signs or devices;
7. any burnt out, broken or not turned-on lighting; and
8. any activities by students, staff, or faculty which might cause damage to property or persons (leaving doors unlocked, speeding on campus, etc.)
