Job Summary

Working under the general supervision of the Director of Physical Plant or designee. Responsible for planning and overseeing the daily tasks of Physical Plant Department to ensure safe and efficient operations of the facilities, to include facilities maintenance upkeep of buildings and grounds, as well as upkeep of machinery needed to operate and maintain the facility. In addition to directing the work of subordinates, the maintenance supervisor may also be required to perform maintenance duties himself as needed.

Job Duties

  • % - Essential Duties: • Supervise Maintenance Mechanic employees • Oversees work assignments of maintenance, grounds, and custodial divisions • Supervises the priority of all work orders and task projects and assignments • Supervises and maintain the Preventive Maintenance Program for the campus • Inspect completed work for conformance to specifications and standards • Provides cost estimates for repair projects in terms of labor and materials • Report weekly campus status to Physical Plant Director • Perform Maintenance duties as needed • Act as a liaison with construction personnel • Maintain the work order database. • Recommend actions to be taken on campus expenditures such as equipment and supply needs. • Assists with preparation of the maintenance budget. • Maintain all door locks and door hardware including records, repairs, and cutting keys. • Knowledge of the department and work area’s mission and its appropriate application. Supervisory Responsibility: • Coordinate and manage the work of employees who repair and maintain buildings, landscape, and facilities. • Prepare work schedules, assign specific work, and inspect work performed by the Physical Plant Department. • Provide training for maintenance, grounds keeping, and housekeeping divisions. • Provide technical knowledge and skills for maintenance projects and assist when needed. • Serve as first-line of communication contact for off-hour emergencies. • Responsible for ensuring that safety training is provided to staff and that proper safety practices have been followed. • The manager makes sure that all staff is properly trained in maintenance activities and are following recommended operating procedures. • Other duties as assigned. - (Essential)

Minimum Qualifications

5+ years experience in skilled or semi-skilled commercial or industrial maintenance. Possess and demonstrate knowledge of complex HVAC systems, plumbing systems, and electrical systems, as well as with National Electrical Code. Demonstrate the ability to read construction drawings and understand specifications.
Have a working knowledge of structural building repair practices and procedures, and campus infrastructure, i.e. power distribution, utility services. Be administratively competent, proficient in Microsoft Office applications, and have a working knowledge of Microsoft Projects software.

Possess a valid driver’s license and clean driving record

Preferred Qualifications

Supervisory experience in maintenance field

College-level course work at a community college or technical training in the field of electrical, mechanical, plumbing, or related field.

Possess “Universal Certification” in EPA Refrigerant Recovery.

Knowledge, Skills, and Abilities

Customer service, personnel and time management, organizational, and scheduling skills are required. Must be able to exercise ethics and maintain confidentiality, as well as show support and promote equal opportunity. Good communication skills, leadership skills, a sense of tact, and sound judgment while working with subordinates. Possess the ability to apply analytical problem solving skills in daily tasks, as well as supervising departmental personnel.

Reasoning ability required to apply analytical problem-solving skills in order to determine how to perform required maintenance or repairs. Must be able to perform tasks guided by TBR and JSCC policy, regulations and guidelines from the EPA, TOSHA, and state and local electrical codes.

Strong interpersonal and public relations communication skills; ability to communicate effectively using written and verbal skills. Ability to use business English effectively.

Proficiency with Microsoft Office applications. Ability to perform basic math functions such as addition, subtraction, multiplication, and division. Accounting skills are preferred.

Ability to make decisions where precedents may not be established.

Be able to work in an administrative setting, adverse temperatures, extreme noise levels, and ability to stand, lift, climb, carry, bend and crawl. Other duties may be assigned at the discretion of supervising authority. Lifting of 50-75 pounds on a daily basis, constant computer work, standing, and sitting for long periods is required.

Pay Rate:  $54,085-$67,607 Annual salary depending on eligible experience which is defined by the current compensation plan.
