Real Estate Program Manager


In support of the strategic and operational needs of the organization, the Real Estate Transaction Manager will focus on the identification, development and implementation of real estate transaction/project management "best practices" to ensure UL's extensive real estate portfolio is operating as efficiently and effectively as possible. Position will provide ongoing management of UL's real estate transaction activities in a manner that aligns with the strategic goals of UL's internal business units.

Position will partner with business unit leadership and the Director Global Real Estate & Facilities to develop a portfolio-wide transaction management strategy, from identification of the business unit need through transaction delivery and project close out. By providing professional guidance, coaching and training to department staff and real estate service providers, this position shall ensure that department resources participating in real estate transactions possess the knowledge and tools necessary to deliver services consistent with UL real estate policies, processes and procedures.


  • Direct oversight of transaction in the North American and Latin American regions.
  • Work with designated service provider(s) to develop and deliver an integrated transaction management solution/process with supporting tools, templates, etc.
  • Develop accurate and informative project tracking reports for use on all real estate transactions.
  • Drive continuous improvement of real estate transaction process and procedures. Routinely audit and improve functions processes, procedures and support tools.
  • Responsible for coordinating information, due diligence, analysis, resources and other activities necessary to successfully complete real estate projects within the assigned area of responsibility.
  • Interact with stakeholders, UL business unit leadership and members of the UL's executive team as requested to influence business decisions.
  • Working with regional staff, ensure that all real estate transactions are conducted according to UL policies and procedures.
  • Work with direct manager to ensure that the transaction management strategy for each region is set and followed.
  • Works with third party service provider(s), UL legal, UL risk management and other internal stakeholders to develop standard process documents, including but not limited to Requests for Proposals (RFPs), lease clauses, letters of intent, etc.
  • Provide continuous guidance, training and support to internal transaction/project management personnel on best practices, processes and procedures.
  • Works closely with UL lease administration, project management, facility management, and finance/accounting teams to ensure integration between the service lines.
  • As directed, take lead project management role for key projects/initiatives.
  • Enhance and/or develop template for permanent real estate files to ensure key transaction documentation and close out materials are maintained for future reference.
  • Manage external real estate resources (transaction management, brokerage, project management, contractors, vendors, etc.) for each transaction, including contract development and administration.
  • Review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
  • Develop and track project budgets and schedules to ensure objectives are met. Ensure the collection and documentation of real estate allowances and incentives due UL.
  • Review/negotiate lease documentation in support of internal or outsourced real estate legal counsel.
  • Facilitate the completion of UL business case approvals and all associated processes, procedures and documentation for a real estate transaction. Ensure appropriate approvals are obtained prior to fully commencing a project and engaging resources.
  • Ensure proper distribution of lease documentation to designated internal and external parties.
  • Coordinate work with appropriate real estate and facilities department team members and other internal service groups (e.g. IT, Marketing, Finance, Compliance, HR, etc.) to ensure that projects conform to corporate initiatives and standards.
  • Assist internal clients with the development of facility and capital project planning and to identify project requirements.
  • Assist Director Global Real Estate & Facilities with M&A real estate due diligence as required.
  • May be assigned additional responsibilities at the direction of the Director, Global Real Estate & Facilities.


  • University Degree (equivalent to a U.S. Bachelor's degree in real estate, finance, construction or related field). Advanced degree a plus
  • 8-10 years of corporate/commercial real estate experience with diversified corporate portfolio(s) performing transaction/project/program management
  • Minimum 5 years full-scope project management experience
  • Extensive knowledge of principles, policies and practices relating to real estate transactions
  • Knowledge of contract law, commercial real estate, corporate real estate leasing and tenant construction
  • Commercial/industrial real estate negotiation experience (leases, amendments, contracts, etc.)
  • Solid track record of reducing company expenses and managing corporate real estate projects
  • Demonstrated experience in market reviews, site acquisition and disposition
