Job DescriptionPURPOSE AND SCOPE:
The Sr. Maintenance Technician, HVAC is responsible for campus-wide maintenance, service and repairs on multiple high-rise buildings of the HVAC systems, refrigeration, plumbing and controls. Relies on experience, training and independent judgment to plan and carry out goals, missions and objectives. Performs a variety of complicated tasks. May lead and coordinate the work of others.
ESSENTIAL JOB FUNCTIONS:
- Directs and participates in preventive and corrective maintenance and general maintenance and installation of HVAC systems
- Performs repairs, replacement and maintenance of multiple systems and/or equipment, including but not limited to pneumatic/DDC control systems in high-rise buildings, pumps, motors, valves, piping and electrical components, commercial kitchen equipment
- Troubleshoots motor control centers
- Creates and builds graphics for EMS
- Maintains daily works orders/records of equipment, inspections, preventive maintenance activities and produces periodic reports
- Assist other HVAC staff with the performance of their duties as needed
- Conducts weekly, monthly and annual inspection of facilities/equipment
- Assists in annual inventory of HVAC equipment and supplies
- Assists with the recommendation for selection of vendors and purchase of equipment and services
- Actively follows college, state, and federal guidelines and standards regarding safety and ensures others in the department do as well
- Responsible for other reasonable related duties as assigned
KNOWLEDGE, SKILLS, AND ABILITIES:
- Strong troubleshooting skills in a high-rise building on a HVAC system including controls, electrical systems, shafts, dampers, valves, motors and MCCs
- Excellent technical knowledge and skills working with HVAC systems, refrigerator, pneumatic and DDC, EMS, plumbing and other systems related to high-rise buildings
- Must have knowledge of chill and hot water systems, loops and components in a high-rise environment
- Must have knowledge of and the ability to follow building codes
- Ability to understand and follow and issue directions given orally and in writing, and must be able to read and understand blue prints
- Experience with Microsoft Office Suite including Outlook, Word and Excel
- Must be well organized and possess interpersonal communication skills
- Excellent interpersonal communication skills with the ability to lead others in the performance of their duties
- Position may require the ability to respond to call-back as needed
- Position may require shift work to include evenings and weekends and holidays
PHYSICAL ABILITIES:
- Capable of safely operating powered equipment, such as: saws, drills, and sanders, brush hog, tractor and be able to determine which equipment to use for a particular purpose
- Picking, pinching, typing, or otherwise working, primarily with fingers rather than with the whole hand as in handling
- Picking, holding, or otherwise working, primarily with the whole hand
- Exerting up to 50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body
- Ability to perform labor intensive work associated with facilities maintenance
- Ability to receive detailed information through oral communication, and to make the discrimination in sound
- Extending hand(s) and arm(s) in any direction
- Close visual acuity to perform an activity such as: preparing and analyzing data and figures, viewing a computer terminal, and/or extensive reading
WORKING SCHEDULE AND CONDITIONS:
- Equipment used includes,PC workstation running on a LAN in a Microsoft Windows environment, calculator, phone and other general office equipment; Gas and electric powered tools and equipment typical in the HVAC industry, including but not limited to air conditioning and heating systems, vacuum devices, saws, drills, and vehicles
- Internal and external contacts as needed to carry out the functions of the position
- Work is performed both indoors in a climate-controlled office environment and outdoors with exposure to normal atmospheric conditions, dirt, dust, weather variables, etc.; Potential risks exist due to handling power tools, equipment, and chemicals; Position involves intensive physical labor associated with maintenance work and requires safety precautions at all times
REQUIRED QUALIFICATIONS:
- High school diploma and at least 5 years of related work experience, including at least 2 working with high-rise buildings and 3 working with controls including DDC and Pneumatics, or an equivalent combination of education and experience
- HVAC Certification
- EPA Universal Certification
- Previous experience working with voltages of 24 through 480 volts
- Previous experience in a programming building automation system
- Must possess a valid Texas driver's license and be eligible for insurance coverage
PREFERRED QUALIFICATIONS:
- Associate's degree
Hiring salary range is $54,528 - $62,707
Lone Star College provides a hiring salary range for all posted full-time non-faculty positions. Where your salary offer would fall in that range is determined by your related experience and education.
