This involves assisting the Maintenance Supervisor to ensure a safe and secure living environment for residents, visitors, and staff. It is the Maintenance Technician III's duty to anticipate, identify, and correct any and all problems involving the property and to assist in the implementation of procedures to prevent such problems. In the absence of the Maintenance Supervisor, the Maintenance Technician III will assume all maintenance responsibilities. An effective program of maintenance is essential in order to maintain a safe and secure environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.&nbsp;Maintenance&nbsp;Technician Job Responsibilities:<ul><li>Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.</li><li>On-call for emergencies on a rotation with the maintenance team.</li><li>Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.</li><li>Assist Maintenance Supervisor in development of all subordinate maintenance staff.&nbsp;</li><li>Inspects and helps coordinate all needed make-ready repairs and services.</li><li>Changes locks and makes keys.</li><li>Assists in keeping grounds neat and free of litter.</li><li>Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.</li><li>Assist Maintenance Supervisor with maintaining adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.</li><li>Performs any additional duties assigned by Maintenance Supervisor and Community Manager.</li><li>Contributes to a positive team environment and happy resident base.</li></ul>Maintenance Technician Qualifications:<ul><li>Prior maintenance experience in property management preferred, but not required</li><li>Proficient in unit turns and appliance repair is a plus</li><li>Excellent customer service and communication skills</li><li>Strong team player</li><li>Willingness to learn and take initiative on tasks and projects</li><li>Weekends may be required</li><li>Must have valid driver's license and automobile insurance coverage</li><li>Supply their own tools</li></ul>If you do not fully meet the qualifications listed above but feel you have the skills and experience to be able to be successful in this position we welcome your application!
